RICS Home Condition Surveys.


The RICS Condition Report

This report is suitable if you're buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition. It focuses purely on the condition of the property and does not include a valuation or advise on repairs or ongoing maintenance. It is generally better suited to modern properties less than twenty years old.

It is believed that the majority of home buyers are aware that they should get an independent professional property survey carried out prior to purchasing their new home, but that only 20% of buyers do. Which means that 80% of buyers are taking a risk.

The RICS Homebuyer Report

This report is suitable if you would like more extensive information whilst buying or selling a conventional house, flat or bungalow built from common building materials and in a reasonable condition. It costs more than the Condition Report, but includes the features of the condition report, plus a more extensive inspection and an insurance reinstatement figure for the property.

The Building Survey

Formerly called a structural survey, a Building Survey is suitable for large, run-down, older, unusual or altered properties, as well as being suitable if major works are planned. It costs more than the other RICS reports because it provides detailed information about the structure and fabric of the property.
